Termite Inspections

 Most real estate inspections will include what is commonly called a “Termite Letter” or WDO (Wood-Destroying Organism) or WDI (Wood-Destroying Insect) certification. Most lenders require the same as they want to ensure their collateralized property is protected.  These Termite Inspections will also include inspecting for other wood destroying insects such as Carpenter Bees, Carpenter Ants, and PowerPost Beetles.  Termite Inspection and Certification Letter
$55 U.S. homeowners spend billions of dollars each year for control and repairs for damage caused by termites. These wood-destroying insects live in the soil underground and inside wooden structures. Tennessee is in a MODERATE TO HEAVY Termite Infestation.  Termites are often called the “silent destroyers,” since they can thrive inside your home without visible signs. Unfortunately, once termite activity is visible, your home may have already sustained significant damage from these pests. It is estimated that in Tennessee, there can be from 2 to 22 termite colonies per acre of land. A mature colony can have as many as 60,000 or more termites in it.  To help protect your home, a qualified termite expert should provide annual inspections and treatment when necessary. Once termites are found, their pathway into the home must be interrupted, and colony destroyed. This is performed by injecting a termiticide into the soil. Full termiticide treatments usually run from $600 – $1,200. Most pest control companies guarantee their work, and include a 1-year guarantee with an option to renew the coverage.  Protect your home and investment by including a termite inspection with your home inspection. Ask about Termite Contracts that include continuous coverage. 

Water Testing


  Water Testing  If your drinking water does not come from a public water system, or you get your drinking water from a household well, you alone are responsible for assuring that it is safe. A standard water sample tests for Coliform and E Coli bacteria.
  If your water source is a well, and/or your home will be financed with a FHA or VA loan, the lender will most likely require a water test. In most cases, FHA/VA will require that the sample is drawn by a home inspector or county health department official to ensure the chain of custody is followed, and to ensure that the sample is tested using the proper testing protocol. The FHA/VA Scan tests for coliform, lead, nitrates and nitrites.
  Teague Home Inspections, LLC  will sample your water and take it directly to a certified lab for testing. A report will provide detail of the results.  

          Septic Dye Testing
A Septic System Loading and Dye Test involves flushing a special florescent dye down a toilet with a known quantity of water sufficient to put a working load on the absorption system. The dye stains the water and is simply a colored indicator that can identify water found outside as having come from the septic system where the dye was introduced. If waste water leaks to the ground surface (an unsanitary condition indication serious septic failure) one may find dye in that water or on the surface of the ground. Dyed effluent usually appears in 20-30 minutes on a failed system. The drain and leach fields are carefully walked and inspected for evidence of dye.
